Give West Virginia a Chance

The state of the current housing market getting you down? As you probably know, the DMV is a high-demand area where the supply of homes has not kept up with the exponential increase in demand over the last two decades. Therefore, despite the prediction of falling interest rates throughout 2024, home sales in the region are instead expected to decrease by roughly 10%. This can be attributed to the inadequate number of existing properties entering the market. New build communities constructed by developers, such as Lennar Homes, may be the solution to supply shortages and will consequently increase stability in the local housing market.



Two Lennar Homes communities, Norborne Glebe and Shenandoah Springs, have homes currently for sale starting in the $200s with more to follow. The proposed community of Red Clover Meadows is also scheduled to break ground in the coming years. These communities are located on the outskirts of Charles Town, WV near the Virginia-West Virginia border. Both townhouses and single-family homes can be found in these developments with amenities including a playground, community pool, and greenspaces.  


Although the hunt for affordability may necessitate expanding your search area, there are numerous benefits to living in Jefferson County, WV. These include:


  1. Proximity to Nature- Nature can be found steps from your backdoor as a result of proximity to the Appalachian Trail, the Shenandoah River, and the Potomac River, to name a few. Moulton Park, a riverside recreation site that was recently expanded in 2023 and is only a 5-to-10-minute drive away, includes camping facilities, picnic tables, and a public boat launch. There are also ample opportunities for rafting and equipment rental with companies such as River &Trail Outfitters, River Riders, and Harpers Ferry Adventure Center. If water sports aren't your thing, there are endless walking and cycling trails nearby, including the C&O Canal Towpath which runs from Cumberland, MD to Georgetown in Washington, D.C.

  2. Ease of Commuting- Jefferson County is well connected with an abundance of motorways including Route 9, Route 340, and Interstate 81. Looking to commute into D.C.? Skip the traffic entirely with the MARC train. The Brunswick Line of the MARC (Maryland Area Rail Commuter) train runs several trains each morning and afternoon. The Duffields and Harpers Ferry stations can both be reached in under 15-minutes. 

  3. Family Friendly- The affordability of housing when compared to properties to the east has appealed to first-time homebuyers and young families for many years now. Thus, Jefferson Co. is a haven to young families with top notch public education and lower rates of childcare than neighboring counties in Virginia and Maryland.

  4. Historical Sites- Living in a place often makes you blind to the historical significance of the area. Roadside historical markers are important glimpses into the past that largely go unnoticed. Don't let that happen with the abundance of history surrounding Jefferson Co. Most noteworthy is Harpers Ferry National Historical Park, a town of vital importance during the Civil War. This area also includes locations that comprise of the Underground Railroad as well as the Lewis & Clark Expedition Trail. While the magnitude of history in the region can be of interest at any age, visiting historical sites can complement schoolwork and assist in building a child's worldview.

These are just a few of the many reasons why I love Jefferson County, WV and think that it's a great place for both first-time homebuyers and investors.
